SALARY: $48,067.00 - $64,090.00 ANNUALLY LOCATION: GREENSBORO, NC JOB TYPE: ACTIVE FULL-TIME DEPARTMENT: ENGINEERING AND INSPECTIONS ADVERTISE FROM: 1/7/2020 THRU 1/28/2020 11:59 PM EASTERN DESCRIPTION WORK SCHEDULE: 5 DAYS PER WEEK, 8 HOURS PER DAY PRIMARY DUTIES/BRIEF DESCRIPTION OF WORK: THE PROPERTY MANAGEMENT SECTION OF THE ENGINEERING AND INSPECTIONS DEPARTMENT PERFORMS REAL ESTATE FUNCTIONS FOR THE CITY OF GREENSBORO. IT WORKS WITH ALL CITY DEPARTMENTS TO PROVIDE PROPERTY AND BUILDINGS FOR THEIR USE. SERVICES PROVIDED INCLUDE: PURCHASING PROPERTIES FOR CITY FACILITIES, PURCHASING LAND FOR RIGHT-OF-WAYS AND EASEMENTS, SELLING SURPLUS PROPERTY, MANAGING LEASE CONTRACTS FOR CITY FACILITIES AND RESPONDING TO PUBLIC QUESTIONS AND CONCERNS ABOUT CITY-OWNED PROPERTY. THE DIVISION IS SEEKING A QUALIFIED REAL ESTATE AGENT WHO WILL PERFORM VARIOUS TECHNICAL DUTIES ASSOCIATED WITH THE ACQUISITION AND DISPOSITION OF REAL PROPERTY, NEGOTIATE AN ACQUISITION OR USE OF THE PROPERTY BY THE CITY AND PERFORM A VARIETY OF TECHNICAL TASKS RELATED TO CITY REAL ESTATE. THIS EMPLOYEE SHOULD BE FAMILIAR WITH ALL TYPES OF REAL ESTATE DOCUMENTS (DEEDS, DEEDS OF TRUST, LEASES, RIGHT OF WAY, EASEMENTS, ETC.), BE ABLE TO READ AND INTERPRET ENGINEERING CONSTRUCTION PLANS, SURVEY DRAWINGS, PLATS, AND LEGAL DESCRIPTIONS. THE EMPLOYEE IN THIS POSITION MUST HAVE EXCELLENT WRITTEN AND VERBAL COMMUNICATION SKILLS, WORK WITH THE PUBLIC AND OTHER CITY DEPARTMENTS WITH DIFFICULT NEGOTIATIONS, ATTEND PUBLIC MEETINGS, FORUMS, MEDIATIONS, COURT HEARINGS AND BE ABLE TO WORK WELL WITH EXTERNAL VENDORS SUCH AS APPRAISERS. THIS JOB REQUIRES BEING ABLE TO WALK ON UNEVEN TERRAIN IN ALL TYPES OF WEATHER. THE EMPLOYEE IN THIS POSITION MUST BE ABLE TO OBTAIN A NOTARY PUBLIC COMMISSION LICENSE WITHIN 6 MONTHS OF EMPLOYMENT. THE JOB IS NON-EXEMPT UNDER FLSA. MINIMUM QUALIFICATIONS: • HIGH SCHOOL DIPLOMA/GED WITH 1-3 YEARS’ EXPERIENCE IN SELLING AND PURCHASING REAL ESTATE. " • OR NO HIGH SCHOOL DIPLOMA/GED WITH 5-7 YEARS’ EXPERIENCE IN SELLING AND PURCHASING REAL ESTATE. • (EXPERIENCE SELLING AND PURCHASING REAL ESTATE MUST CLEARLY BE INDICATED ON APPLICATION) • VALID DRIVER'S LICENSE • PRIOR EXPERIENCE IN MICROSOFT OFFICE –I.E. WORD, EXCEL • NC REAL ESTATE BROKER'S LICENSE (MUST INDICATE ON APPLICATION) PREFERRED QUALIFICATIONS: • PRIOR EXPERIENCE WORKING IN MUNICIPAL REAL ESTATE • PRIOR EXPERIENCE WORKING IN ACQUIRING RIGHT OF WAY AND EASEMENTS • PRIOR EXPERIENCE WORKING WITH THE REGISTER OF DEEDS OFFICE • PRIOR EXPERIENCE WITH METHODS, PRACTICES AND TECHNIQUES OF STANDARD PROPERTY APPRAISAL AND PREVAILING VALUES, INCLUDING RENTAL RATES • PRIOR EXPERIENCE WITH FEDERAL, STATE AND LOCAL LAWS, CODES AND REGULATIONS, INCLUDING THOSE DEALING WITH PROPERTY OWNER RIGHTS AND ZONING • NOTARY PUBLIC COMMISSION LICENSE
