THE TOWN OF HOLLY SPRINGS (POP. 40,000) LOCATED IN THE DESIRABLE RESEARCH TRIANGLE PARK REGION OF WAKE COUNTY OFFERS A SMALL-TOWN ATMOSPHERE WITH A VARIETY OF OPPORTUNITIES THAT ARISE FROM A GROWING ECONOMY. THE PLANNER I WORKS CLOSELY WITH THE DEVELOPMENT COMMUNITY AS A MEMBER OF THE DEVELOPMENT REVIEW TEAM. POSITION WILL BE INSTRUMENTAL IN THE EXECUTION OF THE NEWLY ADOPTED LAND USE & CHARACTER PLAN AND WILL ASSIST IN REWRITING THE TOWN’S ZONING REGULATIONS TO SUPPORT THE NEW CHARACTER-BASED LAND USE PLAN. DUTIES INCLUDE PERFORMING REVIEWS AND ACTING AS PROJECT MANAGER FOR DEVELOPMENT REQUESTS INCLUDING COMPREHENSIVE PLAN AMENDMENTS, REZONINGS, SPECIAL EXCEPTION USES, UDO AMENDMENTS, VARIANCES, MASTER SIGN PLANS; PERFORMING DETAILED PLAN REVIEW AND ACTING AS PROJECT MANAGER FOR PROJECTS SUCH AS SUBDIVISION PLANS, DEVELOPMENT PLANS, PLANNED UNIT DEVELOPMENTS, AMENDMENTS TO PREVIOUSLY APPROVED PLANS, AND CONSTRUCTION DRAWINGS -INCLUDING DESIGN REVIEW OF ARCHITECTURAL, LANDSCAPE, AND SITE PLANS; PREPARING STAFF REPORTS AND MAKING PRESENTATIONS TO VARIOUS BOARDS AND TOWN COUNCIL; ASSISTING WITH THE WORK AND DUTIES OF THE TREE ADVISORY COMMITTEE; PARTICIPATING IN SPECIAL PROJECTS INCLUDING ASSISTING WITH LONG-RANGE PLANNING AND UNIFIED DEVELOPMENT ORDINANCE AMENDMENTS; PROVIDING CUSTOMER SERVICE TO ASSIST THE PUBLIC, DEVELOPERS, DEVELOPMENT PROFESSIONALS, CONTRACTORS, ETC. WITH INFORMATION, PROCESSES, TECHNICAL GUIDANCE, AND OTHER CUSTOMER SERVICE NEEDS; ASSISTING WITH SITE INSPECTIONS FOR NON-RESIDENTIAL DEVELOPMENT TO VERIFY ADHERENCE TO PLANNING REQUIREMENTS. THIS POSITION REQUIRES AN INDEPENDENT SELF-STARTER WITH TACT AND SELF-CONFIDENCE; THE ABILITY TO ADHERE TO A STRICT SCHEDULE; TO WORK INDEPENDENTLY WITH MANY INTERRUPTIONS; PREPARE ACCURATE AND CONCISE PLAN REVIEW COMMENTS AND PLANNING REPORTS; AND THE ABILITY TO DEVELOP, INTERPRET AND FIRMLY ENFORCE RELEVANT ORDINANCES. A FOUR-YEAR DEGREE IN URBAN PLANNING OR A RELATED FIELD AND A MINIMUM OF 3 YEARS OF PROFESSIONAL PLANNING EXPERIENCE (OR AN EQUIVALENT COMBINATION OF EDUCATION AND EXPERIENCE) THAT INCLUDES PUBLIC SPEAKING, BOARD/COMMITTEE TRAINING/MANAGEMENT, AND WORKING KNOWLEDGE OF ARCHITECTURAL AND LANDSCAPE DESIGN FEATURES AND TERMINOLOGY. HOURS M-F 8:00 A.M. - 5:00 P.M. WITH SOME EVENING MEETINGS BEGINNING AT 7:00 P.M. ON VARIOUS MONDAYS AND TUESDAYS THROUGHOUT THE MONTH. HIRING SALARY RANGE IS $50,794 - $57,000 DOQ WITH A VERY COMPETITIVE BENEFITS PACKAGE, INCLUDING PAID PARENTAL LEAVE AND A 5% TOWN CONTRIBUTION TO 401K.
